Securing the property:

When an offer has been accepted by the Landlord, we require a payment equivalent to two weeks rent be paid at this time. This payment shows you have made a commitment to renting the property. This payment is not an additional fee, but is offset against the total move in monies due prior to the start of the tenancy. Once this payment has been received, we will cease viewings, and will mark the property as let agreed on all portals.

Rental progression:

To progress your rental, full references are obtained through a credit reference agency for each applicant. It is imperative that the forms are fully completed in order that the referencing agency can complete their searches without causing delay; it is not the responsibility of Burlington Residential to ensure the forms have been completed correctly. The cost of full referencing including "Right to Rent" checks (documents verified by the Home Office), and the drawing up of the tenancy agreement is £144.00 inclusive of VAT per person.


Should one or more of the tenants require a guarantor; the guarantor will be required to be fully referenced. The guarantor must live and work in the UK and be a UK home owner. The cost per guarantor is £54.00 inclusive of VAT to cover full referencing and the drawing up of the Deed of Guarantee.

Changes to the Tenancy:

Where tenant(s) wish to be individually released from a contract they are able to only with the Landlord's consent, a suitable replacement being found and a fee of £240.00 including VAT being paid in advance to cover the amendments to the tenancy agreement and the release and re-registration of the deposit. Any replacement tenant(s) will be individually referenced and will be required to pay a £54.00 including VAT per person referencing fee.

Landlord reference:

If we manage your property and receive a request for a reference for confirmation of your tenancy details, a charge of £30.00 including VAT per person will be payable by the outgoing tenant(s) prior to the reference being supplied. If the Landlord manages the property, you will need to approach your landlord direct.

Security Deposit:

We ask for the equivalent of six weeks rent as a security deposit. This deposit is paid by the Tenant, and will be held in accordance with a Tenancy Deposit Scheme which complies with Government Legislation. If Burlington Residential register the deposit, we will send you a copy of the prescribed information within thirty days.

Ending the Tenancy:

At the start of the tenancy, the Landlord is responsible for the costs of the inventory make and check in appointments, it is therefore the Tenants responsibility to cover the cost of the check-out appointment at the end of the tenancy. Should the tenant fail to attend the check-out appointment, additional costs may be levied by the inventory clerk for delays or to rebook a further appointment.
